Emergencies
When an issue is considered an emergency?
If your life/well being is in danger or if it will cause damages to the property it can be considered an emergency.
It is considered emergency if an outage is affecting heating or affecting the refrigerator for the weekend or more than 24 hrs.
EMERGENCY:
Flood or active leak into your unit or into the common area
Fire and/or emergency alarms sounding
The smell of natural gas
Someone trapped in an elevator
Vehicle damage to structures
Pool is overflowing
Storm damage to the property
A roof leak or water intrusion
Break-in
Exterior or unit door cannot be locked/secured
Power outage not caused by or initiated by the Utility
Plumbing backup leading to overflow of fixture
Locked out caused by defective lock
NOT AN EMERGENCY:
Locked out of your unit or car (call a locksmith, we can call too but an extra fee will be assessed)
Your car was towed or someone else is parked in your space (call community towing company, signs are posted).
Loud party or noise violation (call security or police)
“Beep” every few minutes from smoke alarm (change the battery)
One elevator not working (if others are still working, this isn’t an emergency)
Car was broken into or stolen (call the police to file a report then email Manager)
A tree blocking the street (call the city)
Appliance not working
No Air Conditioning (we consider no AC calls from our elderly or disabled residents an emergency).
Power outage caused by or initiated by the Utility
Plumbing back-up that can be resolved using plunger
Brown water from faucets etc (normally caused by utility work in the area or building. Run water at each fixture for a few minutes until it runs clear.)
Brown water from faucets etc only on hot water side (enter maintenance request. This is a common sign of water heater failure.)
Pest control of any kind. Contact animal control for animals inside the home (raccoon, opossum or larger). All others to be treated as normal pest control.

If you smell natural gas, leave the area immediately and call BGE at 1-877-778-7798 or 1-800-685-0123.
For downed power lines, stay away from the area and call BGE at 1-877-778-2222 or 1-800-685-0123.
